What Exactly Does a Title Company Do From Start to Finish?
Executed P&S:
Congratulations! Your offer on your dream home was accepted! Once the purchase and sales (P&S) contract is fully executed, your agent or lender will forward it to us, your title company. We will then enter it in our system, and you will hear from us to fill out your information forms!
Title Search:
Once your contract has been entered into our system, we will conduct the title search on the property within a week. If we find a title defect, we will alert the appropriate parties to start the process of resolving it.
Issues? Working on Resolution:
In a perfect world, every title search would come back clean. However, this isn't always the case. If the title search reveals any issues, it doesn’t mean the closing is doomed. The Cohen Team will work diligently to clear the title. If we foresee any delays in the closing process, we'll alert all parties involved to keep everyone in the loop.
Scheduling:
Once the title is clear and we have confirmed with your lender (if applicable), we will contact all parties to schedule the closing!
Closing:
Closing day is the most exciting part of the home-buying process! At the closing table, you will find yourself with the sellers, real estate agents, a loan officer, and a closing agent. The closing agent will explain all the documents to you, ensuring you understand everything before you sign. Once all the documents are executed, the keys to your new home will be handed over to you.
